The short answer
Renting in South Africa is a formal, contract-driven market dominated by estate agents, with 12-month leases the norm. The biggest adjustment for newcomers is not the paperwork — it is the geography: security shapes where people live far more than in most countries, so choosing a neighbourhood (and a building with access control) matters as much as choosing the flat itself.
How it works
Find listings on Property24, Private Property and Gumtree, or through estate agents (most rentals go through agents, who run credit and background checks).
Lease terms: 12 months is standard; expect to pay the first month's rent plus a deposit of 1–2 months' rent upfront. The deposit must be held in an interest-bearing account and returned with interest (minus legitimate damages) — this is required by the Rental Housing Act.
Documents: passport, visa, proof of income (payslips or employment letter), and bank statements. Some landlords ask for a South African credit record you will not have yet — offer extra deposit or a local guarantor if needed.
Utilities: often excluded — budget separately for electricity (prepaid meters are common), water, and levies in complexes.
Costs (approximate, 2025–2026)
Cape Town: 1-bed city centre roughly R13,000–20,000/month; suburbs R9,000–14,000.
Johannesburg: 1-bed in Sandton/Rosebank roughly R8,500–13,000; outer suburbs less.
Durban/Pretoria: generally 10–20% below Johannesburg for comparable units.
These are asking prices on major portals — negotiate, especially for longer leases.
Security and the lease
Prioritise complexes with access control, electric fencing or security estates — this is normal, not paranoia.
Read the lease for: who maintains what, the cancellation clause (the Consumer Protection Act gives tenants a right to cancel on 20 business days' notice, with a reasonable penalty), and rules on subletting and pets.
Do a joint incoming inspection and photograph everything — your deposit depends on it.
Frequently asked questions
Can I rent without a South African bank account or credit history?
Yes, but it is harder. Offer 2–3 months' deposit, proof of foreign income, and an employment letter. Some landlords accept 6 months' rent upfront from newcomers.
Is Airbnb a good stopgap?
Yes — many newcomers spend their first 4–8 weeks in an Airbnb while viewing places in person. Never sign a long lease sight unseen.
What if the landlord will not return my deposit?
The Rental Housing Act requires the deposit (plus interest) back within 7–14 days of moving out (depending on whether damages are claimed). Disputes go to the provincial Rental Housing Tribunal — free and binding.
Do I need a local guarantor?
Not by law, but some agents request one from foreigners. A larger deposit or prepaid rent usually substitutes.
