The short answer
Finding a rental is the first big hurdle after landing in Australia. In Sydney, Melbourne, and Brisbane the market moves fast — good listings can attract dozens of applications within a day or two. Here's how the system actually works.
Where to search
realestate.com.au and domain.com.au — the two dominant listing portals, covering almost every agency-managed rental. Set up email alerts and book inspections quickly.
Flatmates.com.au — the main site for share houses and rooms, a common soft landing for newcomers.
Gumtree and Facebook groups — private rentals and sublets; larger choice, more scams (see below).
Agent shopfronts — walking into local agencies still works in tight markets; some landlords list only with one agent.
Bond and rent in advance
Rental bond: typically 4 weeks' rent. The bond is lodged with the state bond authority — e.g. Fair Trading NSW in New South Wales, the Residential Tenancies Bond Authority (RTBA) in Victoria — not kept by the landlord or agent. You get it back at the end of the tenancy if there's no damage or unpaid rent.
Usually 2 weeks' rent paid in advance when you sign.
Condition report: at move-in you'll receive (or must complete) a condition report. Photograph everything and note existing damage — this is what decides bond disputes later.
Application documents
Australian agents run formal applications. Prepare: 100-point ID (passport, driver's licence, Medicare card), recent payslips or an employment letter, references from previous landlords or agents, and bank statements showing savings. With no local rental history, strengthen your application with an employer letter, proof of funds, and references from your home country — translated if needed.
Lease key terms to read before signing
Fixed term then periodic — most leases are 6 or 12 months fixed, then roll to a periodic (month-to-month) arrangement automatically.
Rent increases — allowed only under the lease terms and state rules; notice periods and frequency caps vary by state.
Repairs — landlords must keep the property in reasonable repair; urgent repairs have strict response timeframes. Know the difference between urgent and general repairs in your state.
Ending a tenancy — notice periods differ by state and by who ends it. Always give notice in writing.
Other states and territories have their own tenancy services; check your state government site.
Scam red flags
Inspect in person before paying anything — never wire money for a property you haven't seen. Be suspicious of rents far below market, landlords who claim to be abroad and can't show the unit, pressure to pay by gift card, crypto, or wire transfer, and listings whose photos appear in multiple cities (reverse-image-search them).
Frequently asked questions
How much rent should I budget?
Sydney and Melbourne are the most expensive; Brisbane, Perth, and Adelaide are cheaper. Budget around 30% of income as a ceiling. Note that Australian rents are quoted weekly — multiply by 52/12 for the monthly equivalent.
Can I rent without an Australian rental history?
Yes. Agents see newcomer applications every day. Bank statements, an employment letter, and overseas references compensate; some landlords will ask for extra weeks paid in advance where state law allows.
Who holds my bond?
The state bond authority, not the landlord. If an agent asks you to pay the bond directly to them or the owner, that's a red flag.
What happens if the landlord won't return my bond?
Either side can apply to the state tribunal (e.g. NCAT in NSW, VCAT in Victoria) to resolve the dispute. The condition report and your photos are the key evidence.
